After successfully proving to the City that the Transit Oriented Communities (TOC) Tier identified on ZIMAS, the City's zoning database, was incorrect, nūr handled filing of Additional Incentives under the newly adopted TOC program. The higher Tier that nūr realized afforded the project additional density, two extra stories in height and less parking, among other incentives. nūr is handling all Planning and Housing matters for the project, including presentations to the Neighborhood Council and being heavily involved in design and site planning. nūr aided the project team in preparing the project design, and project plans, for critique before the Westwood Design Review Board (DRB). This involved close coordination between the architect, landscape architect, renderer and client, including selecting architectural finishes and proposing revisions to the project design to win approval from the DRB. Successfully entitled the site in 2015 utilizing a unique Conditional Use Permit that is under the Density Bonus umbrella, allowing a doubling of allowable FAR and more. nūr was heavily involved in modifying the project design throughout the process and presented the project before the Neighborhood Council and Area Planning Commission, as well as a specially City-designated design committee. A Site Plan Review was also approved. The project is currently being retooled under the Transit Oriented Communities program. Architect: B Raeen Construction.

This project was filed as an Off-Menu Density Bonus requesting a variety of waivers not on the "menu of incentives" offered by the City. nūr spearheaded the filing and entitlement process while coordinating a robust team including a variety of environmental consultants, an outreach consultant, a real estate attorney, architect, landscape architect, renderer, and more. Architect: David Raider.

nūr and the rest of the project team thought outside of the box for this project to create a sensible design that maximized available City incentives. The project is a rare horizontal mixed-use development intended to maximize the benefits afforded by the City's newly adopted Transit Oriented Communities (TOC) program.
